How does it work?

Contact us to schedule studio time in hourly increments. Photographers may bring clients in for mini sessions, boudoir, engagements, and more! You have access to our full venue with unique rooms, our carriage barn and any outside grounds. Your studio fee includes the use any of our props or decor within the house or we are happy to coordinate special items for you to use. The Marian is a beautiful backdrop for a studio space with natural light and vintage sophisticated charm. We help you set up the space, move furniture, props and prepare for your clients. We take care of the majority of the work upfront so you can come, shoot and leave with out any hassle! We can help greet and guide your clients and direct them to your designated waiting area. Let us assist you in moving props, holding reflectors, helping getting kids to smile and more! It's what we are here for. ​

Do you offer lighting packages?

No, our venue is a natural light studio. IF booking a session in the evening, most our rooms lights are on dimmers whoever lighting may be necessary and would need to be provided by the photographer.

Studio policies

  • No outside drinks are allowed to be brought in. You are welcome to purchase a beverage package from us and we also have full bar service available.  

  • IF food is being provided, we need to know the details upfront so we can plan appropriately for set-up. We also can help coordinate any catering needs (finger sandwiches, fruit trays, etc) 

  • No smoking

  • No glitter, confetti or bubbles

  • No pets inside the house. 


How do I book studio time?

Please fill out the form on our "booking" page with your name, business name, email, phone number, how many hours, specific day of the week, specific dates needed if known, type of session. We will check the schedule and get back to you with availability. Once a date and time is confirmed, we will send you an invoice for the balance due via Square. The full amount is non-refundable and is due within 24 hours of receipt of the invoice.


Can I tour the venue?

Absolutely. To tour the Marian, please send us a request to IT typically only takes 15-20 minutes to tour the home and grounds. 


Can I arrive early to set up?

The studio time scheduled must include your set up, tear down and clean up time. We only allow for a 5 minute grace period before and after your scheduled time. Often, we will book studio time back to back. Keep this in mind when deciding on the amount of time you would like to book for! 


Can I have hair and makeup services done on site?

Absolutely, this can be done on site, however, when booking your studio time please include the amount of time needed for these services as well. 


I would like to schedule mini sessions?

Our venue is perfect for mini sessions events! We have different rooms that can be designated for a waiting area. We are located in the heart of  Burlington with restaurants within walking distance. We have access to a large public parking lot and have two fully handicap restorers on our first floor. We can help with greeting your clients, directing them where to go, collect fees for you you or be of any other assistance. We want your focus to be on shooting great photos!

What if my client cancels their session after I have already paid?

All studio fees are non-refundable. It is recommended that photographers collect a non-refundable retainer from their client for the studio fee amount.


Can I bring my own props or lights?

Yes, you may bring any of your own props or lighting.


I am an amateur photographer. Can I still book the venue?

Yes, please contact us for rates. Once a date and time is confirmed, we will send an invoice via Square for a a full, non-refundable payment due within 24 hours of booking to reserve your time.. All studio policies apply for all photographers.


For photographers with a business license:

  • 1-5 people is $60

  • 6-10 people is $65

  • 10-15 people is $70

  • 15-20 people is $75
